Nine Days in Late October That Reshape The Promenade Shops at Briargate

The Container Store at The Promenade Shops at Briargate closed in April. On April 14, Biaggi's closed for good a few doors away at 1805 Briargate Parkway. Six months later, the center's fall plan is mostly built from brands that have never had a Colorado Springs storefront. The two biggest openings are scheduled three days apart. Add the center's last outdoor movie night and its Halloween event, and the stretch from October 22 to October 30 holds four dates on the same few blocks of Briargate Parkway.

What Left, and What's Taking Its Place

Here's how each space lines up as of October 4, 2026. Every opening date below is a schedule, not a confirmed opening.

The center's owner has described the direction plainly. Asana Partners, the retail real estate firm that owns The Shops, shared its leasing strategy with Springs Magazine in September:

"Our vision and merchandising strategy remain focused on introducing highly desired brands and fresh experiences to Colorado Springs." Lara Silversmith, director of leasing strategy, Asana Partners

The two late-October openings show that strategy most clearly. Both brands built a presence elsewhere in Colorado first and picked Briargate for their first store in the Springs.

A Sandwich Shop That Went to Denver First

Mendocino Farms is a fast-casual chain from Los Angeles County, founded in 2005 by Mario Del Pero and Ellen Chen-Del Pero. It's known for gourmet sandwiches, wraps, salads and seasonal soups. It has more than 100 restaurants in California, Colorado, Arizona, Illinois, Texas and Washington.

Its Colorado growth has followed a clear order. The first location opened in Denver's Cherry Creek in May 2025. Highlands followed in March 2026, then Denver's 16th Street in May. That's three Denver locations in about a year before the chain came south. The Briargate restaurant at 1765 Briargate Parkway, Suite 807, will be its fourth in Colorado and its first in Colorado Springs.

The opening date has already moved once. The Mendocino Farms website had listed the Colorado Springs location as opening on a Sunday in late September. A company spokesperson then told The Gazette it would open the following month, and the paper corrected its story to show an Oct. 27, 2026 opening. Oct. 27 is the most recent reported date. Since the date has changed before, check the restaurant's own site before planning lunch around it.

A Maine Outfitter Where the Storage Store Was

L.L.Bean is taking over the former Container Store at 1925 Briargate Parkway, on the east edge of the center. The Gazette reported the store at 13,000 square feet. KOAA, citing a company news release, reported a planned opening on Oct. 30, a store of more than 13,000 square feet, and about 40 full-time and part-time jobs. KOAA also cited the Pikes Peak Regional Building Department in reporting that the conversion is a $2 million remodel.

The reported dates mostly agree. The Gazette's August story said late October, and KOAA's September report named Oct. 30. KOAA's headline calls this a second Colorado Springs location, but its article and The Gazette both say it's the brand's first store in the city and its second in Colorado.

The company tied the choice of city to the outdoor areas north Springs residents already know. "Colorado Springs offers incredible access to the outdoors, from the trails and red rock formations of Garden of the Gods to the landscapes surrounding Pikes Peak," said Kenon Mitchell, a district manager at L.L.Bean, in the release KOAA reported.

The Corner Still Waiting for a Tenant

Of the two spring closures, only one space has a new tenant. No replacement has been announced in local news coverage for the former Biaggi's at 1805 Briargate Parkway, which closed on April 14, 2026. Online directories may still list it, so it's worth checking before sending guests there.

That gap affects what the fall changes mean for dining. The Promenade lost a sit-down Italian restaurant in April. The new food arrival this fall is Mendocino Farms, a fast-casual counter. Springs Magazine's roundup of the center's openings through year-end lists only one new restaurant, and the rest of the arrivals are retail.

The nearest other recent food opening is on the Academy side of Briargate. Shake Shack opened May 14, 2026, at 7465 N. Academy Blvd. in the Shops at Falcon Landing. That's another counter-service brand, so the pattern this year has been quick-service growth around Briargate while the full-service space at 1805 stays dark.

How the Openings Line Up With the Center's Fall Calendar

The new stores open just after the center's two biggest fall community events, and a coat drive runs through all of it. In date order:

  1. Oct. 22: Movies Under the Mountains ends with Hocus Pocus. The free series has pre-movie activities, and the film starts at sunset.
  2. Oct. 24, 3 to 5 p.m.: Boo at Briargate. Trick-or-treating across the center starts at Pikes Peak Patio, next to Ted's Montana Grill.
  3. Oct. 27: Mendocino Farms opens at 1765 Briargate Parkway, Suite 807.
  4. Oct. 30: L.L.Bean's planned opening at 1925 Briargate Parkway.
  5. Nov. 13: Last day of the kids' winter coat drive. Drop off coats at Brighton Collectibles, 1685 Briargate Parkway, Suite 317, during regular store hours, or at the property office, 1885 Briargate Parkway, Suite 503, weekdays from 9 a.m. to 4:30 p.m. The drive started Sept. 7.

The center's events listings don't show anything dated for December.

After those dates come the openings with no set day. Springs Magazine reported that American Eagle is expected before the end of the year, Kendra Scott is opening this year, and Lululemon will expand in the fourth quarter. The roundup gives no suite numbers or exact days for those three. Apple has already finished its part: Apple announced the expanded store at The Promenade Shops at Briargate on Aug. 4, 2026, with opening-day photos.

Springs Magazine summed up the center's spot as "just off of I-25 and Briargate Parkway," with events throughout the year and views of Pikes Peak. By Halloween, two brands that skipped Colorado Springs until now are scheduled to be open there, and 1805 Briargate Parkway is still waiting for news of its next tenant.
